What Dandridge roofs actually deal with.
Douglas Lake is wide open, and wind crosses it with nothing in the way. The water-facing slope of a lake house takes that wind and the afternoon sun, so shingles there age faster than on the road side and fasteners matter more. The historic homes in town have the opposite problem: shade, tree debris, and old flashing at dormers and chimneys.
Lakefront roofs take weather from the water side. Wind crosses open water with nothing to slow it and hits the exposed slope hard, so fastening pattern and flashing matter more here than on a sheltered in-town lot. Those slopes also face the sun and the spray, which ages shingles unevenly from one side of the house to the other.
Dandridge summers are long and humid, and that's the quiet killer of shingle roofs in East Tennessee. An attic without real airflow cooks the shingles from underneath and takes years off their life, so we check soffit and ridge ventilation on every estimate. Winter brings freeze-and-thaw cycles rather than deep snow: water gets under a lifted shingle edge, freezes, lifts it further, and the next thaw finds the decking. Ice and water shield in the valleys, where that water concentrates, is cheap insurance against exactly that.
