Roofing Contractor in South Knoxville, TN

Across the river from downtown, South Knoxville mixes Vestal, Lake Forest, Old Sevier, Island Home, and Colonial Village with the newer infill along the Urban Wilderness. It's also the side of town our shop sits closest to.

South Knoxville and Knox County

Old bungalows, new infill, and the side of the river we started on.

Brian King started this company working Seymour and the south Knox neighborhoods one referral at a time, so South Knoxville is where our history is. The established neighborhoods here, Vestal, Lake Forest, Old Sevier, Island Home, and Colonial Village, are full of bungalows from the 1920s and '30s with the dormers and tight valleys that need careful flashing and a full tear-off to do right.

The newer infill that's followed the Urban Wilderness greenways is different work: full architectural shingle replacements on younger builds climbing toward Brown Mountain, and the upgrades and repairs that newer houses need. Our crews handle both ends of that range, often in the same week.

Chapman Highway runs straight from our shop to this side of town, which keeps estimates quick and repair calls short. If you see our vans on Sevier Avenue, that's not a coincidence.

Local roofing conditions

What South Knoxville roofs actually deal with.

South Knoxville's older homes have the classic bungalow problems: dormer sidewalls and chimney crickets flashed generations ago, attics with almost no ventilation, and sometimes two or three layers of shingles stacked on original decking. The hillside lots toward Brown Mountain add wind and steep driveways. A full tear-off and proper venting fixes more than most people expect.

Older roofs fail at the details before they fail in the field. Dormer sidewalls, chimney crickets, and the tight valleys on a bungalow or Tudor carry the most water and were often flashed with materials that have long since given up. On these houses we replace step flashing and counter-flashing rather than caulking over them, and we match shingle color and profile to the street.

South Knoxville summers are long and humid, and that's the quiet killer of shingle roofs in East Tennessee. An attic without real airflow cooks the shingles from underneath and takes years off their life, so we check soffit and ridge ventilation on every estimate. Winter brings freeze-and-thaw cycles rather than deep snow: water gets under a lifted shingle edge, freezes, lifts it further, and the next thaw finds the decking. Ice and water shield in the valleys, where that water concentrates, is cheap insurance against exactly that.

Tree cover does the rest. Leaves and needles pack valleys and gutters, hold moisture against the shingles, and feed algae and moss on shaded slopes. Gutter guards and a fall cleanout do more for a roof's lifespan here than most people expect, and a look at the roof every year or two catches the small problems while they're still small.

Why a local retail roofer

We work for you, not for a sales quota.

Brian King Roofing is a retail roofer. A homeowner in South Knoxville calls us, we look at the roof, and we tell them the truth about it. Often the honest answer is a repair, and when it is, that's what we recommend.

If a storm did damage your roof, we'll meet your adjuster for the inspection, give you photo documentation, and answer your questions about the process. You stay in control of your claim. We don't chase storms, we don't door-knock, and we don't pressure anyone.

  • Honest inspections with photo documentation
  • Repair recommended when repair is the right answer
  • Written scope of work you can compare to any other quote
  • Same family, same shop, same phone number since 1991

Questions from South Knoxville homeowners

Straight answers.

Don't see your question? Call 865-573-6859 and ask.

My bungalow has layers of old shingles. Do you tear them all off?

Yes. A full tear-off to the decking is standard for us. It's the only way to find rotten boards and failed flashing, and to install new underlayment and ice and water shield before the new shingles go on. Layering over old shingles is something we don't do.

How close is your shop to South Knoxville?

Our office and sheet metal shop are in Seymour, straight down Chapman Highway. South Knoxville is where this company started, and it's still one of the easiest places for us to reach.

How fast can you get to a roof leak in South Knoxville?

We respond to every request within one business day, and for an active leak we can usually be on site within 24 hours of your call. Our shop is in Seymour and our crews work across East Tennessee every day. Call 865-573-6859 and tell us water is coming in so we can prioritize it.

A storm damaged my roof. Do you work with insurance?

We'll inspect it honestly, document everything with photos, meet your adjuster for the inspection, and answer your questions about the process. You keep control of your claim; we don't file or manage it for you, and we don't chase storms.

Do you offer financing?

Yes. We partner with GreenSky for roofing financing with fixed monthly payments, and zero-interest promotional plans are available for qualified buyers. We'll walk you through the options when we go over your estimate.

What warranties come with a new roof?

Three layers. The manufacturer's materials warranty, our own workmanship warranty (a two-year minimum on every install and lifetime on standing seam metal), and, on qualifying Owens Corning shingle systems, the Platinum Protection warranty that only Platinum Preferred contractors can register.
