West Knoxville's older neighborhoods have mature trees and the shade, moss, and gutter load that come with them. The newer subdivisions have the opposite problem: young trees and full sun on complicated rooflines. Both ends benefit from the same fundamentals, proper attic ventilation and ice and water shield in every valley, and both ends have HOAs that will notice a color that's off.
West Knoxville summers are long and humid, and that's the quiet killer of shingle roofs in East Tennessee. An attic without real airflow cooks the shingles from underneath and takes years off their life, so we check soffit and ridge ventilation on every estimate. Winter brings freeze-and-thaw cycles rather than deep snow: water gets under a lifted shingle edge, freezes, lifts it further, and the next thaw finds the decking. Ice and water shield in the valleys, where that water concentrates, is cheap insurance against exactly that.
