Roofing Contractor in Tellico Village, TN

Tellico Village's three communities, Tanasi, Toqua, and Kahite, share one standard: high-end lakefront homes that don't tolerate shortcuts. Architectural review, manufacturer certifications, and clean punch lists are routine for us.

Tellico Village and Loudon County

Built to the Village's standard, finished before the next golf round.

Tellico Village is a master-planned community with a review board, and the roofs are expected to match. Tanasi, Toqua, and Kahite each have high-end lakefront homes with architectural standards for shingle color, profile, and trim, and the owners expect the paperwork, the workmanship, and the cleanup to be right the first time.

That's a good fit for how we work. We put the architectural review submission together with product sheets and samples, install Owens Corning Duration and designer shingle systems to Platinum Preferred standards, and carry the manufacturer certifications the warranties require. Our punch lists are short because we don't leave things for them.

The lakefront installs get the extra rigging and deck protection that waterside roofs need, and we schedule to stay out of the way of the Village's calendar. Finishing on time, with the site clean, is part of the job.

Local roofing conditions

What Tellico Village roofs actually deal with.

Tellico Lake sends wind across open water at the exposed slope of every lakefront home, and the sun on that side ages shingles faster than the road side. The Village's homes also tend to have complex rooflines with many valleys, which puts a lot of water through a few places. Ice and water shield in every valley and a careful fastening pattern on the water side are the fundamentals.

Lakefront roofs take weather from the water side. Wind crosses open water with nothing to slow it and hits the exposed slope hard, so fastening pattern and flashing matter more here than on a sheltered in-town lot. Those slopes also face the sun and the spray, which ages shingles unevenly from one side of the house to the other.

Tellico Village summers are long and humid, and that's the quiet killer of shingle roofs in East Tennessee. An attic without real airflow cooks the shingles from underneath and takes years off their life, so we check soffit and ridge ventilation on every estimate. Winter brings freeze-and-thaw cycles rather than deep snow: water gets under a lifted shingle edge, freezes, lifts it further, and the next thaw finds the decking. Ice and water shield in the valleys, where that water concentrates, is cheap insurance against exactly that.

Tree cover does the rest. Leaves and needles pack valleys and gutters, hold moisture against the shingles, and feed algae and moss on shaded slopes. Gutter guards and a fall cleanout do more for a roof's lifespan here than most people expect, and a look at the roof every year or two catches the small problems while they're still small.

Why a local retail roofer

We work for you, not for a sales quota.

Brian King Roofing is a retail roofer. A homeowner in Tellico Village calls us, we look at the roof, and we tell them the truth about it. Often the honest answer is a repair, and when it is, that's what we recommend.

If a storm did damage your roof, we'll meet your adjuster for the inspection, give you photo documentation, and answer your questions about the process. You stay in control of your claim. We don't chase storms, we don't door-knock, and we don't pressure anyone.

  • Honest inspections with photo documentation
  • Repair recommended when repair is the right answer
  • Written scope of work you can compare to any other quote
  • Same family, same shop, same phone number since 1991

Questions from Tellico Village homeowners

Straight answers.

Don't see your question? Call 865-573-6859 and ask.

Will you handle the Tellico Village architectural review?

Yes. We put together the submission with product sheets, color samples, and scope of work, and we've worked through review boards in HOA communities across East Tennessee.

Do you install designer shingles?

Yes. We install Owens Corning's designer lines as well as Duration architectural shingles, and the Platinum Protection warranty applies to qualifying systems. We'll bring samples so you can see the color against the house.

How fast can you get to a roof leak in Tellico Village?

We respond to every request within one business day, and for an active leak we can usually be on site within 24 hours of your call. Our shop is in Seymour and our crews work across East Tennessee every day. Call 865-573-6859 and tell us water is coming in so we can prioritize it.

Shingles or metal for a Tellico Village home?

Both work well here and we install both every week. Architectural shingles are the lower up-front cost and look right on most homes. Standing seam metal costs more, lasts longer, and holds up better under heavy tree cover and wind. We'll give you a straight recommendation for your house and a quote for either one.

Do you offer financing?

Yes. We partner with GreenSky for roofing financing with fixed monthly payments, and zero-interest promotional plans are available for qualified buyers. We'll walk you through the options when we go over your estimate.

What warranties come with a new roof?

Three layers. The manufacturer's materials warranty, our own workmanship warranty (a two-year minimum on every install and lifetime on standing seam metal), and, on qualifying Owens Corning shingle systems, the Platinum Protection warranty that only Platinum Preferred contractors can register.
